The zoning might very well mean nothing.

My guess is that the estate was selling the property and sold the property subject to a mortgage. Some possible leads:

• Nellie Hubbard might know something
• There might be marketing material showing what the inside of the property looked like (especially the 2nd floors) prior to sale
• Would be very helpful to know if a broker was used, or how Alefantis and Hubbard got connected.
• Is there a deeper connection between them?
