The zoning might very well mean nothing.
My guess is that the estate was selling the property and sold the property subject to a mortgage. Some possible leads:
- Nellie Hubbard might know something
- There might be marketing material showing what the inside of the property looked like (especially the 2nd floors) prior to sale
- Would be very helpful to know if a broker was used, or how Alefantis and Hubbard got connected.
- Is there a deeper connection between them?

probably or sort of(?). implies he has to do with it, because designated as agent. he could be willed it, purchasing it or otherwise as of the filing. we know he ended up with it...
