Depends on whether or not you believe a collapse is coming and how close we are to one.
If not, real-estate tends to be good but better yet is to diversify in a little bit of everything. Some real-estate, funds, individual stocks, clearing out your own debt, buying better quality stuff that saves money in the long run etc. If you think the zombies are at your door: antibiotics, ammunition, tinned goods, good quality tools, camping/survival/fishing gear, a boat, toilet paper, socks, sugar, spirits and on and on. Look at what preppers do and copy them.
And spend some money to acquire a useful skill. I took some butchering and leather-working classes from a local crafts group and it was both a fun social activity and useful as I'm now butchering for a small group of hunters. They pay me in a full refrigerator every fall. If the collapse comes, you will want hunters, butchers, cooks, midwives, fishermen, carpenters, plumbers and mechanics to name just a few.
But let's not kid ourselves here. Do it because it's fun and because it's good to be more self-sufficient. There are no zombies coming.
